{"id":10211,"date":"2015-05-08T18:19:36","date_gmt":"2015-05-08T17:19:36","guid":{"rendered":"http:\/\/ihbconline.co.uk\/newsachive\/?p=10211"},"modified":"2015-05-08T18:19:36","modified_gmt":"2015-05-08T17:19:36","slug":"nppf-country-house-clause-used-in-kings-lynn","status":"publish","type":"post","link":"https:\/\/newsblogs.ihbc.org.uk\/?p=10211","title":{"rendered":"NPPF \u2018country house\u2019 clause used in Kings Lynn"},"content":{"rendered":"<p><u>Kings Lynn planning committee in the Borough Council of Kings Lynn and West Norfolk have approved a new-build country house, utilising a <\/u><u>hydrogen fuel cell energy system, citing paragraph 55 of the NPPF as a key consideration.<\/u><u>\u00a0<\/u><\/p>\n<p>The planning application for the nine-bedroom house was granted planning permission under NPPF legislation, which permits the building of new country houses considered to be of \u2018exceptional quality or innovative design\u2019.<\/p>\n<p>Plans include a strategy for the use of hydrogen fuel cell technology to power the house, which will be at a working farm near Docking, Norfolk.<u>\u00a0<\/u><\/p>\n<p>Paragraph 55 of the NPPF states \u2018Local planning authorities should avoid new isolated homes in the countryside unless there are special circumstances such as:<\/p>\n<ul>\n<li>the essential need for a rural worker to live permanently at or near their place of work in the countryside; or<\/li>\n<li>where such development would represent the optimal viable use of a heritage asset or would be appropriate enabling development to secure the future of heritage assets; or<\/li>\n<li>where the development would re-use redundant or disused buildings and lead to an enhancement to the immediate setting; or<\/li>\n<li>the exceptional quality or innovative nature of the design of the dwelling.<\/li>\n<li>Such a design should:<\/li>\n<\/ul>\n<ul>\n<ul>\n<li>be truly outstanding or innovative, helping to raise standards of design more generally in rural areas;<\/li>\n<li>reflect the highest standards in architecture;<\/li>\n<li>significantly enhance its immediate setting;
